Six things that move the price
Every quote we write is built from the same handful of variables. Knowing them ahead of time makes it easy to compare our estimate against anyone else's.
Surface and material
Wool carpet, microfibre upholstery, sealed hardwood, vinyl siding, cedar decking and stamped concrete all need different pressure, heat and solution. The gentler the material, the slower and more careful the pass.
How soiled it is
A yearly maintenance clean costs less than five years of pet traffic, algae streaking or grease. Heavy soiling means pre-treatment dwell time and a second pass, which adds to the labour on the job.
Access and setup
Stairs, tight basements, third-storey siding, no outdoor spigot nearby or furniture that has to be moved and returned all add setup time before the cleaning itself starts.
How much you book at once
Combining services on one visit shares a single setup and travel charge across the whole job, which is almost always cheaper than booking each service on its own date.
Repairs or extras
Curtain hems, rods and brackets, deck-safe brightener, or protective treatments after a clean are quoted as separate line items so you can see exactly what each one adds.

| House Washing | Priced by exterior square footage and storeys, adjusted for siding material and how much algae or mildew has taken hold. |
| Decks, Patios & Driveways | Priced by the surface area being washed and the material — wood needs a wide, low-pressure fan while concrete and pavers can take far more. |
Booking two or more of these together on one visit keeps the total lower than scheduling them separately.
